South Valley Ranch

The main entrance sign to South Valley Ranch in Henderson NVSouth Valley Ranch is a master-planned community in the northeast part of Henderson. There are 847 single-family homes plus the Aspen Peak Condominiums and the South Valley Ranch apartments. Built from 1997 to 2000, homes in this neighborhood range from 1997 to 2000 and range from a 2-bedroom, 1127 square foot model to over 3000 square feet with five bedrooms.

The City of Henderson’s 8-acre Rodeo Park includes a lighted softball field, basketball court, tennis courts, sand volleyball court, playground, BBQ area, and open space to enjoy southern Nevada’s beautiful weather. The Henderson Bird Viewing Preserve is about 1 1/2 miles away with ponds and trails to see birds and other wildlife.

For the 2021-2022 school year, South Valley Ranch homes are zoned for Josh Stevens Elementary, Francis Cortney Junior High, and Basic Academy of International Studies. (Verify school zoning here.) All Henderson schools are part of the Clark County School District.

The community is just east of Boulder Highway, between Galleria Drive and Broadbent Boulevard. Access to the 95/515 freeway is minutes away via Galleria Drive or Sunset Road. Costco, Smith’s Marketplace, Walmart, Home Depot, Lowes, the Galleria Mall, and Sunset Station are nearby. Lake Las Vegas is about 15 minutes east. Harry Reid International Airport and the Las Vegas Strip are 25-30 minutes away.
